Prime Pasture Land – Mature Timber – Tons of Wildlife – Lake Frontage! There aren’t many tracts that offer what this beautiful farm does. From being an active farm, to secluded home-site, or a managed hunting property, you can do it all on this tract! Also featuring plenty of road frontage and privacy. This unique property has it all!
WOW! Four hundred and ten acres of some of the most beautiful land in the area! As you enter the farm from Redlawn road, come over the hill overlooking the property where the majestic views are a sight to see with Roanoke River / Lake Gaston in the background. This parcel of land is very unique in its shape, providing total seclusion. There is approximately 5,100 feet of road frontage on Redlawn Road, 4,000 feet of road frontage on Highway 903, and 7,000 +/- feet bordering the Virginia Inland Fisheries Property, which was used as the fish hatchery. You can launch a canoe, johnboat, or kayak from the property to the lake. There is a boat landing at the Steel Bridge on Route 1 which is approximately two miles away where you can launch an engine powered boat and tie off at the property. This property doesn’t qualify for a boat dock.
This could be a working farm from raising livestock to growing agriculture. There are 223 acres of rolling open land and 187 acres of timber ranging from mature hardwoods to some young planted pines. The rolling pastures are currently being used for grazing cattle. There are beautiful mature hardwoods that provide scenic views and food for the wildlife.
The number of potential home-sites is endless. The rolling terrain would make a very scenic backdrop to any house built on the property and offer plenty of seclusion and privacy.
This property could also be a hunting mecca. With the hardwoods providing a natural food source, fields could be planted as food plots throughout the property and the seclusion you could have one of the best hunting properties around. Mecklenburg County has a very dense wild turkey and whitetail deer population. Also, this tract offers great waterfowling opportunities due to its close proximity to Lake Gaston and the Roanoke River. Given the acreage and layout, this tract offers plenty of hunting opportunities that are above and beyond most properties. The irregular edges along the edges of the field and timber make this tract very prone to wildlife usage. The low-lying area of the property may support a duck impoundment. The timber types and vegetation is diverse and provides year around forages for a number of wildlife species, making this tract a great property for wildlife year around.
The Lake provides some of the best striper, bass, walleye, crappie and cat fishing around. If you’re not a fisherman the Lake also possesses over 20,000 acres of surface water. The Lake provides plenty of room for boating, water skiing, wave runners, and just about any other water sport imaginable.
Lake Gaston is a “community” of the privately owned property surrounding the Lake (no public parks, but public boat ramps). The 20,000+ acre lake has 350 miles of shoreline in Virginia and North Carolina and 5 counties including Mecklenburg and Brunswick in Virginia and Warren, Halifax and Northampton in North Carolina. It is 34 miles long and 1.3 miles across at its widest point, with average water depths of 40 feet. This is a privately owned lake along the Roanoke River Basin created to generate hydroelectric power. The facility is owned by Dominion Resources and like all bodies of water this size; it operates within the regulations of the Federal Energy Regulatory Commission (FERC), and the U.S. Corps of Engineers. It is monitored by the U.S. Coast Guard and the Wildlife Commissions of both North Carolina and Virginia. Dominion Power owns the lake and the shoreline. They also own a variable “strip” of land surrounding the shore, which is needed for slight variations in lake elevation and emergency flood control. Your permitted use of the land between your property line and the shoreline (which varies depending on the topography) is regulated by Dominion’s operating license, as is your permitted use of the lake for constructing docks if approved by Dominion. The main body of the lake runs east/west and is approximately 35 miles long between the dams.
